RESERVATION CONDITIONS

Availability and Payment

Reservations are subject to availability and payment confirmation.

To confirm the reservation, the guest must make the corresponding payment, according to the terms specified for each accommodation.

The amounts for reservation fees, security deposits, cleaning fees, or others are those presented on the accommodation’s booking page.

Damage Security Deposit

A damage security deposit is required for all accommodations to cover any damages caused to the property and/or condominium.

The deposit will be secured at the time of in-person check-in or up to 48 hours before the start of the reservation for express check-in.

The retained amount is not charged; it is only blocked until the hold is released.

If no damages occur, the deposit will be released within 7 days after check-out, using the same card.

In case of damages, the corresponding amount will be retained until repair costs are paid.

The reservation may be canceled if the deposit hold cannot be secured. The guest will be notified and will have 12 hours to provide an alternative payment method.

Taxes and Payment Methods

All prices include VAT at the applicable legal rate.

Payments can be made using American Express, Visa, or MasterCard credit cards.

Additional specific rules may apply depending on the accommodation reserved.

Pre Check-in

Communication and Guest Registration Form

After booking, the guest will receive an email and/or SMS with the reservation confirmation and important instructions, including additional services (transfers, extra cleaning, etc.).

A Guest Registration Form must be completed to prepare for the stay.

The following details are required:

  • Estimated time of arrival
  • Total number of guests (to provide linens and towels)
  • Mandatory information for the Immigration and Borders Service (SEF), for foreign citizens

The number of guests must not exceed the number specified in the reservation. If violated, the reservation may be canceled without refund.

Quinta do Paraíso is not responsible for incorrect form submissions.

Cancellation Policy

After the reservation is confirmed, the following terms apply:

  • Cancellation up to 30 days before check-in: 50% of the total amount is charged.
  • Cancellation less than 30 days before check-in: 100% of the total amount is charged.

In case of overbooking, the guest may be relocated to a similar accommodation, at no additional cost, without any right to compensation.

Stay Conditions

General Requirements

  • The reservation holder must be at least 18 years old and present for the duration of the stay.
  • Minors under 18 may only stay if accompanied by an adult reservation holder.
  • Pets are not allowed.
  • Smoking is prohibited inside the accommodation.
  • Foreign guests must complete the Guest Registration Form before check-in.

Responsibility for Damages

Any damages must be reported immediately to: +351 924 755 156.
Failure to report will make the guest liable for damages discovered after departure.

Additional Services

Services such as transfers, extra cleaning, baby cots, or attraction tickets are available upon request and subject to availability.

Quinta do Paraíso is not responsible for services provided by third parties.

Check-in and Check-out

Procedures

  • Check-in between 4:00 PM and 8:00 PM, unless otherwise agreed.
  • Late check-ins may be completed via express check-in (with prior submission of the Guest Registration Form).
  • Late check-ins without express procedures incur an additional fee of €30, payable on arrival.
  • Check-out by 11:00 AM. Guests must inform the expected departure time.

Keys and Access

Only one set of keys is provided. Applicable fees:

  • Lost key: €30 per key
  • Emergency visit (9:00 AM – 6:00 PM): €10
  • Emergency visit (6:00 PM – 9:00 AM): €25

In case a locksmith is required, the full cost will be charged to the guest.

Cleaning, Bedding, and Towels

The accommodation is cleaned before guest arrival and includes bed linens, towels, and basic toiletries.

Additional cleaning services or replacement bedding/towels are available at an extra cost.

Guests must keep the accommodation clean and dispose of trash in public bins.

Equipment and Maintenance

All items and equipment must be used as instructed. In case of malfunction or doubt, contact the team immediately.

It is prohibited to alter furniture placement or remove items from the property.

Structural or technical issues may take up to 72 hours or more to resolve, depending on third-party services.

Noise, Illegal Activities, and Safety

Quiet hours are from 10:00 PM to 8:00 AM.

Illegal or immoral activities are not permitted.

Guests are responsible for their safety during their stay.

Before leaving the accommodation, guests must ensure that appliances, lights, and AC units are turned off, and that doors and windows are locked.

Liability and Limitations

Quinta do Paraíso’s liability is limited to the accommodation and services provided during the stay.

Quinta do Paraíso is not responsible for:

  • Incidents outside the property
  • Interruptions in water, gas, electricity, or internet services
  • Problems caused by third parties or illegal activities
  • Lost or forgotten items (unless return is requested, at guest’s expense)

In case of breach of the terms, the reservation may be canceled without refund.

Legislation and Force Majeure Events

The guest is not considered a tenant and does not have permanent rights to the property.

In case the accommodation becomes unavailable due to force majeure (e.g., flooding), an alternative with similar features will be proposed, or the paid amount refunded (excluding days already used).

Amendments and Governing Law

Quinta do Paraíso reserves the right to update these terms and conditions without prior notice.

Use of the services implies acceptance of these conditions.

Portuguese law applies. In case of dispute, Portuguese courts have exclusive jurisdiction.
